JOB OVERVIEW
A leading real estate firm is seeking a highly experienced and results-driven Sales Manager to lead its sales function and drive revenue growth across residential, commercial, and mixed-use projects. This critical role will oversee all aspects of sales operations—managing the sales team, developing business strategies, nurturing client relationships, and ensuring consistent achievement of targets.The ideal candidate will bring strong leadership, deep knowledge of the real estate market, and expertise in sales management, client acquisition, and team performance. The Sales Manager will play a key role in optimizing sales processes, leading high-performing teams, and aligning sales activities with strategic business objectives.
RESPONSIBILITIES
Prospecting & Business Development
- Develops and executes short-term and long-term sales strategies aligned with company objectives
- Prospects new clients and revenue generating opportunities for closure across residential, commercial, and/or mixed-use projects
- Analyzes market trends, competitor activity, and pricing strategies to maintain market advantage
- Collaborates with senior management to forecast sales, set targets, and plan expansions
Team Leadership & Performance Management
- Leads, manages, and mentors the sales team to ensure high productivity and morale
- Set individual and team-wise sales targets and monitors daily, weekly, and monthly performance
- Conducts regular performance reviews, coaching sessions, and skill development training
- Ensures discipline, accountability, and adherence to company sales processes
Management & Conversion
- Oversees allocation and management of leads generated through marketing, referrals, and channel partners
- Ensures timely follow-ups, client engagement, and effective closure strategies
- Implements CRM best practices to track leads, site visits, negotiations, and closures
- Optimizes lead-to-conversion processes for higher efficiency
Client Relationship & Deal Closure
- Manages high-value and key client relationships personally
- Leads negotiations on pricing, payment plans, and contractual terms
- Ensures excellent customer experience throughout the sales journey, by particularly monitoring the preparation and delivery of the purchased product to the clients' specifications
- Acts as the primary escalation point for client concerns and objections
Coordination with Marketing & Channel Partners
- Works closely with the marketing team to design and execute campaigns, site events, and promotions
- Evaluates campaign effectiveness and provides feedback for optimization
- Builds and manages relationships with channel partners, brokers, and consultants
- Ensures channel partner compliance with company policies and branding guidelines
Reporting & Sales Analytics
- Prepares and presents daily, weekly, and monthly sales performance reports
- Track KPIs such as revenue, conversion rates, pipeline value, and team productivity
- Provides accurate sales forecasts and risk assessments
- Maintains transparency and data integrity in all reporting
Compliance, Documentation & Process Adherence
- Ensures all sales transactions comply with legal, regulatory, and company standards
- Oversees documentation related to the entire sale and purchase life-cycle mindful of legal risks and protecting the business’s interest
- Enforce standard operating procedures for the department and across the sales team
Requirements
A degree from an accredited university in Business Administration, Sales, Marketing, Real Estate, or a related field.
Minimum of 5 years’ experience in a senior sales and marketing role, preferably within the real estate or property development industry.
Proven track record of achieving and exceeding sales targets in a competitive market.
Strong experience in team leadership, coaching, and performance management of sales professionals.
Demonstrated expertise in business development, client acquisition, and relationship management.
Familiarity with real estate market trends, pricing strategies, and property sales cycles.
Proficiency in CRM systems, sales analytics, and reporting tools to monitor performance and forecast revenue.
Excellent negotiation, communication, and presentation skills, with the ability to influence key stakeholders.
Strong strategic planning and problem-solving abilities, with attention to detail and process compliance.
Knowledge of legal and regulatory requirements in property sales is an added advantage.
